Whether you are building your mountain home
getaway or your next primary dwelling, managing the building process
is a huge undertaking. Doing it yourself can require incalculable
costs of your time and energy outside of your full time job and
family.
Managing the building process of custom homes is
our primary focus. We take the worry, hassle and time commitment
out of your hands. Your Project Manager will be at your construction
site daily to maintain tight control over progress and budget. We
will communicate with you weekly in person or via teleconference.
For added convenience, we will send you a regularly updated schedule
and budget, as well as post current photographs of your home construction
in progress to our Client Showcase (link to client showcase).
II. Experience
There is a very good chance that this is the
first or second home you have considered building. There are many
factors that are involved in mountain home building that can’t
be communicated in homebuilding books or guides, especially when
it comes to custom homes.
New Frontier Development has over 10 years of experience
building more than 80 custom homes in Grand County. With this experience,
NFD can insure quality and control building costs from design to
completion. We know what to expect in every phase of construction
and what is required to keep things running according to plan.
III. Relationships
Contractors are the foundation to a well built
home. Even with research and references, it is difficult to really
know if a particular sub-contractor will be best suited for your
home or how the expertise of each trade will blend as your home
comes together.
NFD has relationships with numerous local sub-contractors
of all trades. We are deeply familiar with their craftsmanship,
work ethic, and business practices. Because we manage a very high
volume of home construction in Grand County, we can leverage our
presence to engage high quality sub-contractors to work on your
home. We understand where one trade ends and another begins and
can manage the cooperation between sub-contractors to bring together
every detail.
IV. Communication
Building a home on average could take 20 or
more sub-contractors. Constant communication with each sub-contractor
is key to making sure it all comes together in the end. Managing
this communication on your own can take countless hours of your
time.
Your NFD team will be the channel of communication
throughout the building process with your NFD Project Manager as
your primary point of contact. We will work with you on your strategies,
design decisions, and budget and manage the many sub-contractors
that will bring it all together. In turn, progress including photographs
and expenditures will be communicated back to you throughout construction
by teleconferences, e-mail, and this website.
V. Environment
Extreme weather in the Colorado Rockies can
certainly bring some challenges to home building, which will mean
some unforeseeable costs. From digging a foundation in the frozen
earth to snow removal to high winds in the spring, measures will
need to be taken to work with the environment to maintain progress
on your home.
NFD has prior experience of the environmental considerations of
building a home in the mountains. We can anticipate challenges depending
on the time of year you choose to build and can help set expectations
as we work with you on your schedule and budget.
